To provide you with a hassle-free experience, we offer a comprehensive, all-inclusive fee of 10% or £85/month, which ever is cheaper for you, and only a £300 set up fee which goes towards professional marketing of your property so it is seen by the right eyes, all of the tenant checks, viewings etc.
Any unexpected repairs or maintenance issues will always be communicated to you firsthand. This allows you to have complete control and grant your acceptance of all works and costs involved. Additionally, we offer an award-winning rent guarantee insurance that complements our vetting service.
This ensures that your tenants undergo thorough checks, including referencing, credit checks, and affordability assessments. Moreover, they qualify for rent guarantee insurance, providing you with peace of mind should any unforeseen circumstances arise.

Lettings Management & Compliancing
There are so many complancing and regulations that are to be met before you can legally let a property in Wales, but an important factor is ensuring that you, as a Landlord are registered which is a compulsory action and you can find our more here:

Landlords in England do not need to register themselves or their properties in most cases. There is an exception: Landlords of HMOs or houses in multiple occupation do need to register themselves and their properties on their local authority's HMO register.

- Free Tenancy Transfers
- Property Set Up Fee: £300 (taken from first months rent)
- Management Fee: 10% Capped at £85/month
- Rent Guarantee Insurance: £28.50
Tenants Fees
In line with the tenant fee ban, we do not charge tenants any fees. You will be asked for the following:
- Holding fee - This is required to hold your room/property whilst we complete the relevant tenancy checks. This is £100 for a room and half of the months rent for a property. This holding fee forms part of your deposit and will be added back to your deposit at the start of your tenancy.
- Upon completion of successful application and tenancy checks, all tenents are asked to pay their final amount of their deposit (minus the holding fee)and first months deposit before they receive the keys on the first day of their tenancy.
- All deposits are lodged with a deposit scheme and will be issued back at the end of their tenancy should their room/property be left clean, tidy and as it was found per their inventory and rent paid to date.
- There are no other charges to tenants.
