Hello New Home Easy Guide To Renting 

Renting does not have to be a minefield, and with our Easy Guide to Renting, we have given you all of the information you need to rent your property, from step one to completion - the only hard part will be deciding which property to view first!

1. Budget 

Knowing your budget is the first step in deciding to rent so that you know exactly what your income and expenditures are, how much you can comfortably afford to pay in rent per month.

You will require a deposit which is one month's rent and one months rent due upon move in.

2. Property Search 

Now you know your budget, now you will have an idea of the property location, size and specifics that you require, you can start looking for an ideal match. You can do this here on our property portal, and you can register here for property alerts.

Once you have found the right property or properties to view, simply book in and we shall set a time and day to meet and show you around and answer any questions that you may have.

3. Decision Time 

Once you have found that perfect home, all you need to do is let us know, (this part needs to be done fairly quickly before someone else snaps it up)  and we can start the ball rolling.
This first part will include you completing an application form, this may be with a company called Vouch who we use to complete our tenant referencing.
You will need to provide us with your photo ID, proof of income (so that we know you can afford the property) and right to rent share code if you are an international. You will need to provide references and in some cases may need a guarantor.

4. References & Credit Checks 

At this stage we ask that you pay a holding deposit to secure the property for you whilst we complete references and credit checks to confirm that you are who you say you are and that you are a suitable tenant for this property with no major problems moving forwards with the tenancy.
Your holding deposit forms part of you deposit once all of the checks have been completed, there are no additional fees.

5. The Paperwork 

Now you have decided to go ahead, you will need to provide us with identification which we will give you the details of requirements, usually photo id, proof of addresses, references etc, this can all be completed online.

5. References & Credit Checks 

At this stage we ask that you pay a holding deposit to secure the property for you whilst we complete references and credit checks to confirm that you are who you say you are and that you are a suitable tenant for this property with no major problems moving forwards with the tenancy.

6. Paying Your Deposit 

Once the references and credit checks are completed, and the landlord is happy for us to progress, we ask that you pay the final amount of your deposit to secure your home, this will be minus the holding fee that you paid..

Once the tenancy agreement/Contract is signed and the first months rent is paid, this will then be placed into a Tenancy Deposit Protection Scheme.

Your deposit will be held with My Deposits, a Government backed Tenancy Deposit Scheme where your money will be kept for the duration of your tenancy and will come back to you at the end of your tenancy should everything be satisfactory upon you leaving.

Once completed you will receive a copy of your deposit certificate for signage as well as a lot of useful information, which you can see at the top of this page to help your tenancy be a smooth one.

6. Paying Your Deposit 

Once the references and credit checks are completed, we ask that you pay one months rent as a deposit to secure your home.

Once the tenancy agreement is signed and the first months rent is paid, this will then be placed into a Tenancy Deposit Protection Scheme, we use CPD and once completed you will receive a copy of your deposit certificate.

7. Sign Your Tenancy Agreement 

Your Tenancy Agreement/Contract is a legally binding contractual Agreement between yourself, the Landlord and the Agent.

The tenancy agreement/Contract clearly sets out the terms and conditions and the obligations of all parties during the period of the tenancy.

Most tenancies/Contracts will run for a minimum period of 12 months, or a minimum of 6 months for shared houses and either goes to a rolling 12 months thereafter, or on a month to month basis as may be agreed between the parties.

7. Sign Your Tenancy Agreement 

You will be emailed your tenancy agreement to view, read and sign online.

This is a document that sets out the terms of the tenancy to protect both yourself and the agent and the landlord.

8. Move In 

Once you have paid your first months rent and a date is agreed, we will give you all the information of key collection, utilities etc,  all you have to do is move in and enjoy settling into your new home.
If you are moving into a shared house, all of the utilities will be paid as part of your tenancy, so all you need to do is be a great house mate and help keep the house tidy and know when the bin days are!

Once you have paid your first months rent and a date is agreed, we will give you all the information of key collection, utilities etc,  all you have to do is move in and enjoy settling into your new home.

9. During Your Tenancy 

We are always on hand to answer any queries or questions that you may have whilst settling into your new property.

Throughout your tenancy we will require access with you to come and check that everything is in order and the property is being well looked after and that there is no damage to the interior, exterior or mould. You can view our mould prevention documents here>>>

10. Yearly Renewal

Our shorthold tenancies are renewed every 12 months, if this is acceptable with yourself and the landlord, then we will arrange for the new tenancy agreement to be signed, and you will continue as before in your home.
