Now your property is ready to be seen, we will  do everything to ensure that your property is beautifully presented and put in front of the right buyers through our marketing channels and our lists of prospects throughout the UK, and also to our list of investors who are looking to invest in that next perfect property.

Now you have decided to go ahead, you will need to provide us with identification which we will give you the details of requirements, usually photo id, proof of address, etc, this can all be completed online.

5. Arrange viewings 

Once we have generated great interest for your property, we will arrange suitable days with you for viewings. The importance here is first impressions, so by ensuring that everything is well maintained and presentable, clean and free from clutter, that rooms are light and airy and a nice temperate when you walk in to give that first impression.

  • Support you in ensuring that we compare all offers made to make sure that the best possible decision is made

  • Their timescale

Once we have an offer in agreement and everyone is happy to continue, then it is time to appoint a conveyancer. We do have our own in house conveyancing team, but we are also happy to use anyone that you may appoint. 

At this stage you shall be required to provide your conveyancer any supporting documents for the contract to be drawn up, such as:

  • Any fixture and fittings in the property that will be included in the sale
  • Any guarantees and certificates for completed works on the property

Your conveyancer will draw up a draft contract with all of the particulares of the sale such as the agreed selling price and details provided in the sale as above. The buyer's conveyancer will then come back to us with any queries or questions about the contracts and supporting documents which will require yourself and your conveyancer to respond quickly and truthfully.

8. Offer Agreed

Once we have an offer in agreement and everyone is happy to continue, then it is time to appoint a conveyancer. We do have our own in house conveyancing team, but we are also happy to use anyone that you may appoint. 

At this stage you shall be required to provide your conveyancer any supporting documents for the contract to be drawn up, such as:

  • Any fixture and fittings in the property that will be included in the sale
  • Any guarantees and certificates for completed works on the property

Your conveyancer will draw up a draft contract with all of the particulares of the sale such as the agreed selling price and details provided in the sale as above.

The buyer's conveyancer will then come back to us with any queries or questions about the contracts and supporting documents which will require yourself and your conveyancer to respond quickly and truthfully.

Our job as your Sales Agents is to ensure that you are fully informed throughout this process and that it runs as smoothly as possible.

Hello New Home agents will work with you, the buyer and everyone's solicitors to keep you informed and updated on the following:

  • The status of the buyers mortgage application and offer
  • The survey date and outcome
  • What stage of the legal process we are currently at
  • If there is a chain, what stage it is at

9. Our Role

Our job as your Sales Agents is to ensure that you are fully informed throughout this process and that it runs as smoothly as possible.

Hello New Home agents will work with you, the buyer and everyone's solicitors to keep you informed and updated on the following:

  • The status of the buyers mortgage application and offer
  • The survey date and outcome
  • What stage of the legal process we are currently at
  • If there is a chain, what stage it is at

10. Exchanging Contracts

Once we have reached this stage and everything has been completed with satisfaction, including the mortgage offer, agreed completion date and all enquiries have been met, we can proceed with the exchange of contracts.

The contract will need to be signed by both the buyer and seller and the buyer is responsible for paying a non refundable deposit, (usually 10% of the asking price) via their conveyancer direct to your own conveyancer.

Once the contact has been signed by all parties and deposit is received, this transaction becomes legally binding.

10. Exchanging Contracts

Once we have reached this stage and everything has been completed with satisfaction, including the mortgage offer, agreed completion date and all enquiries have been met, we can proceed with the exchange of contracts.

11. Completion Day

The competition day has arrived. Congratulations! From here, all outstanding monies will now have been transferred over to your conveyancer who will go through and deduct any fees or outstanding mortgage payments, the rest of the money will be sent to you.

If you have not already, you will need to vacate the property and hand over all the keys to your agent who will arrange for the new owners to collect them and move in.

11. Completion Day
