How to prepare your property for viewings

Preparing your property for viewings is vital to maximum it's moving potential. 

Now that you have made the decision to let or sell your home, it is time to start thinking about preparing you property, which means getting it ready for viewings, so that your home appeals to tenants or buyers and helps you to achieve the best price possible, after all, we want prospective buyers to fall in love with your home, pay a great price and get you moving faster and easier.

Top tips to be ready for viewings

Declutter


Declutter is one of the first key points in getting your home ready.

Through the process of  decluttering your home, you are creating space, which is what you want to achieve, so that when the prospective buyers come to view their potential new home, they can really see the rooms and envision having their own furniture in place and making it their home.
 
Also this provides you with a great opportunity to have that much needed clear out before you start packing and moving, believe me, the last thing you will want when you get into your new home and finding places for all your belongings is having to clear out and dispose of all the things you no longer want!

Deep clean


A clean home is an appealing home and vital for your property photos and for showing prospective buyers around,  and this can be achieved through a deep clean.
 
Once you have been through each room and have decluttered, it is time to think about cleaning. Here is a list of things to clean to help you achieve that welcoming feeling to prospective buyers:

  • Doors and door handles
  • Windows, sills and frames
  • Paint work - clean off marks, freshen up skirting boards, dado rails, the wood on the stairs and spindles
  • Dusted furniture - shelves, tv stands, coffee tables etc

  • Cleaned bathrooms, sinks, showers, toilets, bathroom cabinets and mirrors

  • Mirrors and picture frames
  • Clean floors - vacuum everywhere, especially around the edges then wash all non carpeted flooring
  • Cobweb, make sure you go around all the high places, including light fittings for cobwebs
  • Sockets and light switches - clean

Does the outside of your property look kept and well looked after?

First impressions are everything and this is the first thing that potential buyers will see when viewing ads and coming for viewings.

So check for the following:

  • Outside bins are kept in a clean and tidy order
  • Lawns are cut
  • Bushes, hedges and trees are neat and tidy
  • All doors and windows are clean
  • Walkways, paths, driveways and steps are clean and free from debris
  • Any shed or out house building look clean and presentable

Tidy and inviting


Making sure that a few days before your viewing that everything is in order and that when the day comes everything is appealing.

This includes all beds are clean, tidy and presentable, towels in the bathroom are placed tidy, sofa cushions are arranged nicely and curtains or blinds are open and today so that each room looks presentable and inviting.

If the weather is cold, have a nice warm temperature to walk into and make sure that your home smells nice, nothing too overpowering.

Paperwork:


Make sure that all of your paperwork is in hand and ready.

Depending upon the condition and the history of your property, there may be relevant documents that you have on works completed, these includes:

  • Any fixture and fittings in the property that will included in the sale
  • Any guarantees and certificates for completed works on the property
  • HM Land Registry documents detailing the title details
  • Any electrical work certification for your property
  • Evidence of gas checks
  • Certificates for your windows, if applicable
  • Planning permission for significant work, if applicable
