How do we find the suitable tenants for you?
1. Marketing & Advertising
Once we have completed the above and your property is ready to let, we start by marketing your property on the right channels, as well as listing it to our list of potential tenants.
When there are has been ample interest in your property with our pre applied prospects, we will carefully select the best applicants from our pre tenancy application form and call them to have a chat and arrange a viewing at the property.
Each prospect will be shown around your property and interviewed to ensure they are the right match for the property and the property is a perfect match for them.
3. Tenancy Process
Once we have completed a pre tenancy application form to find out more about our potential new tenants, if they would pass a credit check, line of work etc, we will liaise with you about our chosen applicants and chose a perfect tenant.
We will then speak with the chosen tenant and commence referencing (normally their landlord and work) and credit checking the tenant/s to ensure that they will be the happy great paying tenants who will look after your property and pay the rent on time.
If you do permit pets at the property we do take a pet policy and deposit, but you do not have to permit pets, that is your own discretion. We do however refrain from permitting pets in our HMO properties.
4. Tenancy Agreement
After completion of all the checks and everyone is happy - we ask the tenants for their deposit and first month's rent, of which the deposit is stored in a tenancy Deposit Protection Scheme which you will receive a copy of for your record.
We then have the tenancy agreement viewed and signed and a move in date agreed.
5. Move in
When the move in date arrives and the first months rent has been paid, we will allocate the keys and your new tenants will be free to move in and make your property their new home.
6. Check ins
We do check in with the tenants within the first 5 - 10 days of them moving in to ensure everything is okay and that they have contacted all of the relevant utility providers to change details.
7. Property Management
From here we make sure that regular inspections are completed of the property to make sure it is being looked after and there are no internal or external issues with the property.
We handle all of the maintenance, annual safety checks and ensure that you get paid on time and every one is happy.
