Why Somerset landlords switch

Three things bring Somerset landlords to us. The Renters' Rights Act, which rewrote every tenancy in England on 1 May 2026. An agent in Taunton or Yeovil charging a percentage, then renewal, inspection and notice fees, with a 12-month tie-in. And a Hinkley Point C contractor asking for six months, which the agent cannot price.

Our answer is 12% of the rent, capped at £150 a month, no VAT added, no renewal, inspection or notice fees, and 30 days' notice to leave. The written statement of terms, the landlord database paperwork and the licence check are part of management. And the person who inspects your house is Martin, who lives here.

Somerset rents and what 12% costs here

The ONS average private rent for the Somerset Council area was £1,016 a month in August 2026, up 6.2% on the year. At £1,016 our fee is £122 a month. Bath and North East Somerset averaged £1,885, and North Somerset about £1,209, which is £145.

Our cap of £150 starts at a rent of £1,250. In Bath that is most of the city: a £1,885 flat pays £150, not the £226 a straight 12% would be. In Taunton, Yeovil or Bridgwater it takes a larger family house to reach it; a two-bed pays 12% with nothing added.

A county average covers a Chard terrace and a Bath townhouse alike. The free rent review prices your house against lets on your street.

Licensing in Somerset: mandatory HMO, nothing selective

Somerset Council runs mandatory HMO licensing: five or more people from two or more households sharing a kitchen, bathroom or toilet need a licence, and letting without one can mean a civil penalty of up to £30,000. We found no additional or selective scheme in the Somerset Council area in October 2026, and we confirm every address before marketing.

Bath and North East Somerset is mandatory licensing only; its additional scheme ended on 31 December 2023. North Somerset licenses HMOs on the same five-person test. If you let by the room, hellomyroom, our shared-house team, manages the licence, fire safety and room lets together.

The towns and who rents them

  • Taunton: the county town, with Somerset Council at County Hall and Musgrove Park Hospital, the county's largest acute hospital with about 700 beds. Long lets to hospital, council and professional households.
  • Bridgwater: about 12,000 people were on the Hinkley Point C site at peak construction in May 2025, and many of them rent nearby. The Agratas battery factory planned at Gravity, with up to 4,000 jobs, follows.
  • Yeovil: Leonardo's helicopter site employs nearly 2,800 people. Long lets to engineering households and contractor stays by the month.
  • Wells, Glastonbury and Street: a cathedral city, the town below the Tor, and Clarks Village, which brings up to 4 million visitors a year to Street.
  • Frome and Shepton Mallet: long lets to households working in Bath and the Mendip towns, with Worthy Farm and Glastonbury Festival three miles from Shepton Mallet.
  • Weston-super-Mare and Clevedon: M5 junctions 21 and 20, with stations on the line into Bristol. Commuter long lets all year, seafront short stays in summer.
  • Bath: 21,685 students at the University of Bath, Bath Spa University alongside, and the highest rents in our area.

How the Local Partner model works in Somerset

Martin Howard lives and lets in Somerset and is our Local Partner here: photographs, viewings, move-ins, quarterly inspections and the handover when you switch agent. If you already let through Somerset Lettings, our sister agency, ask Martin how the two fit together.

Everything regulated runs from the office: the agreement and written statement of terms, Right to Rent checks, deposit protection, rent collection, the repairs desk, the compliance calendar and any licence application. We belong to a redress scheme and a client money protection scheme, both named on our fee sheet, and your agreement is with Hello New Home.

If you know your patch and want to open the next town, the Local Partner programme explains how.

What to do next

Ask for a free rent review. Send the address and we call within one working day with a realistic rent for your street, the licensing position, and a written comparison of our 12% against what you pay now. If you own a flat in Bath, a Cheddar cottage or a Bridgwater house contractors ask about, the free short-let appraisal gives you both figures side by side. Martin will bring either in person.

Hinkley Point C's contractor workforce around Bridgwater, Musgrove Park Hospital and the county offices in Taunton, Leonardo Helicopters in Yeovil, the University of Bath and Bath Spa University, M5 commuters to Bristol, and tourism across Exmoor, Cheddar, the coast and Glastonbury.

The rules here

Somerset Council runs mandatory HMO licensing (five or more people from two or more households) and no additional or selective scheme was in force when we checked. Bath and North East Somerset is mandatory licensing only, its additional scheme having ended on 31 December 2023. We check the council for every address before marketing.

The England business-rates test for self-catering is 140 nights available and 70 nights let. Somerset's short-stay demand mixes Hinkley Point contractors and hospital staff on month-plus stays with Exmoor, Cheddar, coast and Glastonbury visitors in the season, so a well-run calendar earns all year.

Neighbourhoods

Places we know in Somerset

Taunton

The county town, home to Somerset Council at County Hall and Musgrove Park Hospital, the county's largest acute hospital with about 700 beds. Long lets to hospital, council and professional households, and relocation stays of a month or more.

Bridgwater

About 12,000 people were working on the Hinkley Point C site at peak construction in May 2025, and the Agratas battery factory planned at Gravity is expected to bring up to 4,000 jobs. Contractor lets by the month and family long lets, often in the same house over a year.

Yeovil

Leonardo's helicopter site employs nearly 2,800 people, and the BA20 to BA22 postcodes let steadily to engineering and defence households. Contractor stays by the month sit alongside family long lets.

Wells, Glastonbury and Street

A cathedral city of around 11,000 people, the town below the Tor, and Street, where the parish council puts visitors at up to 4 million a year for Clarks Village. Long lets through the year, with short stays strongest in Wells and Glastonbury.

Frome and Shepton Mallet

Long lets to households working in Bath, Frome and the Mendip towns, and Worthy Farm, home of Glastonbury Festival, three miles from Shepton Mallet. Festival week aside, this is long-let country, and the appraisal will say so.

Weston-super-Mare and Clevedon

Junctions 21 and 20 of the M5, with Weston, Worle, Yatton and Nailsea stations on the line into Bristol, so commuter long lets hold through the year. Seafront flats in Weston and Clevedon take short stays in the summer season.

12% of the monthly rent, capped at £150, with no VAT added and no extras. On the Somerset average rent of £1,016 that is £122 a month. On a Bath flat at £1,885 it is the £150 cap. Tenant Find on its own is £495, no let no fee.

Does my Somerset property need a licence?

Only if it is an HMO: five or more people from two or more households sharing a kitchen, bathroom or toilet. Somerset Council and Bath and North East Somerset run mandatory HMO licensing only as of October 2026, and we confirm the position with the relevant council for every address before marketing.

Who looks after my property day to day?
