Switching agent?

Move a tenanted property to us and pay nothing for three months

If your current agent charges extras, won't return calls or has you tied in, we'll take over the tenancy, re-serve anything that was served wrongly, and waive the management fee for your first three months. Set-up fee waived too. We limit this to 25 properties a quarter so it stays real.

  • We check your existing contract, deposit registration and certificates for free
  • We handle the handover letters to your tenant and your old agent
  • If you're inside a notice period with them, we'll time the switch to the day it ends

What we'll need from you

  1. Your current agreement and notice period
  2. The tenancy or occupation contract
  3. Deposit scheme certificate
  4. Gas safety, EICR and EPC certificates
  5. Your Rent Smart Wales registration (Wales) or Right to Rent records (England)

Missing any of them? That's normal. Finding out is the point of the free check.

Compliance

England and Wales have different rulebooks. We work to both, every day.

The law depends on where the property is, not where you live. Pick the country your property is in; the postcode finder on the home page does this automatically.

Renters' Rights Act

Since 1 May 2026 tenancies are periodic, section 21 has gone, and possession needs a legal ground. Rent rises once a year by two months' notice; no more than a month's rent in advance; no bidding wars. The landlord database opens from December 2026 and the ombudsman follows. We handle the registrations as they arrive and every notice in the prescribed form.

Right to Rent and written terms

Every adult occupier's right to rent checked before the tenancy starts, and a written statement of terms given at the start. Both are head-office jobs, done by the book.

A safe home

Gas safety every 12 months, an EICR every five years, smoke alarms on each storey, carbon monoxide alarms by fixed combustion appliances, EPC rated E or better, and the HMO licence where the house needs one.

Deposits and fees

Deposit protected within 30 days with the prescribed information served. Holding deposits capped at one week's rent, security deposits at five weeks. Nothing charged to tenants beyond what the Tenant Fees Act allows.

Questions landlords ask

Straight answers

Is the £150 cap really the whole fee?

For management, yes. Certificates (gas, EICR, EPC) are passed through at cost because an engineer has to attend. Repairs are at the contractor's price with no mark-up. There is no renewal fee, no inspection fee and no exit fee. The full list is on the fees page.

How fast do I get my rent?

Rent is paid to you within three working days of clearing in our client account, with a statement. Client money is protected under a government-approved scheme.

What happens if the tenant stops paying?

We contact them on day one, agree a plan by day seven, and start the formal process by day fourteen if nothing has changed. On Managed+ the rent guarantee pays from the first missed month and the insurer funds possession.

Can I keep my own tradespeople?

Yes. Give us their details and we'll use them first. We only use our own list if yours can't attend.

Where do you cover?

Swansea and the SA postcodes from head office, and Durham, Andover and London through Local Partners, with more areas opening. Outside those, head office can manage remotely with vetted local trades. Type your postcode on the areas page to see who'd look after you.

Who actually turns up at my property?

Your Local Partner: a named person who lives in the area, does the viewings, inspections and check-ins, and never holds your money. Everything regulated is done by head office, which is why the fee sheet and the promises are identical everywhere.

I want to leave. What happens?

Give 30 days' notice in writing. We hand over the contract, deposit details, certificates and keys on the last day. No exit fee. Rent guarantee cover ends with the service.
