Is your house an HMO?

In England and Wales, three or more people from more than one household sharing facilities makes a house an HMO. Five or more from two or more households needs a mandatory licence everywhere. On top of that, councils run their own schemes: Swansea's additional licensing covers smaller shared houses in Castle, Uplands, St Thomas and Waterfront from 14 February 2026; County Durham has selective licensing in designated areas; many London boroughs license almost every rental. Article 4 directions in some areas mean converting a family house into an HMO needs planning permission first.

Why a specialist brand

HMOs fail on the small things. So we built a team that only does small things.

Occupancy

A five-bed house with one empty room is losing 20% of its income. Our target is a new sharer referenced and moved in within 14 days of notice.

Compliance

Licence conditions, fire risk assessment, gas, electrics, emergency lighting, minimum room sizes. Logged, dated and ready when the council inspects.

Harmony

We match sharers deliberately and we answer the group chat. Fewer fallings-out means fewer notices and fewer voids. Your Local Partner does the viewings and the monthly walk-round.
