Why Swansea landlords move to us
Most landlords who call us are paying a percentage plus extras to a high-street agent, tied in for 12 months, and have had a letter from Rent Smart Wales they did not understand. The rest are self-managing and chasing a late rent for the third month running.
The fee is 12% of the rent and stops at £150 a month however high the rent goes. Nothing is added for VAT. You can leave with 30 days' notice and no exit fee. And the Welsh paperwork is done by people who do it every day, from an office you can drive to.
Rent Smart Wales issued 3,198 fixed penalties in the year to May 2026, almost all for landlords who were not registered or licensed. The fix is a form and a course, and we tell you which.
Swansea rents and what the cap means for you
The ONS average private rent for Swansea was £838 a month in May 2026, up 5.5% on the year from £794, against 4.7% across Wales. At that rent our fee is about £101 a month.
The cap starts to matter at £1,250 a month. A three or four-bed in Sketty, Killay or Mumbles can let above that, and at £1,400 a percentage-only agent would take £168 while we take £150. The further rents rise, the wider that gap gets.
An average is not your rent. Your free rent review uses what is actually letting on your street this month.
Licensing and the Welsh rules, handled
Every landlord in Wales must be registered with Rent Smart Wales and either licensed or using a licensed agent. We are the licensed agent, and we check your registration when you join.
Under the Renting Homes (Wales) Act 2016 your tenant is a contract-holder (that is what Wales calls a tenant) and the agreement is an occupation contract. The contract-holder must have a written statement within 14 days of moving in. A no-fault notice under section 173 needs six months' notice and cannot be served in the first six months. Holding deposits are capped at one week's rent. We draft, serve and diarise all of it.
Mandatory licensing covers larger HMOs across the city, and from 14 February 2026 additional licensing covers every HMO in Castle, Uplands, St Thomas and Waterfront wards for five years. If your Brynmill house is let by the room, that is hellomyroom, our shared-house team, and they manage the licence and the fire safety with it.
The streets and who rents them
Swansea is several rental markets in one postcode area.
- SA1 and the Marina: professionals on long lets, and short stays driven by the Arena and the waterfront.
- Uplands and Brynmill: shared houses for students; Swansea University, UWTSD and Gower College together support almost 30,000 full-time students.
- Sketty and Killay: families and staff from Singleton Hospital, where rents reach the cap.
- Morriston and Llansamlet: hospital staff, DVLA employees and families, on steady long lets.
- Mumbles and Gower: holiday lets in summer, and a 100% council tax premium on second homes that miss the business-rates test.
- Neath, Port Talbot and Llanelli: long lets at rents where 12% is a modest fee.
Swansea had 108,000 employees in 2023, 30.4% in the public sector, so demand for ordinary long lets near the hospitals and the university does not swing with the season.
Long let, shared house or short let: one team runs all three
A high-street agent will not run your Marina flat as a short let, and a national co-host will not take it back as a long let when bookings thin out in November. We do both, from the same office, so the decision is maths rather than habit.
Flex Switch is included with every managed property: it can move between a long let, a shared house and a short let with us, with no re-onboarding. A Gower cottage can be a holiday let from April to September and a winter let after. A Sketty house that should stay a family let stays one.
What to do next
Start with a free rent review. Give us the address and we call within one working day with an honest rent figure, your Rent Smart Wales position and a written fee comparison against what you pay now. If you think the property might earn more as a short let, ask for the free short-let appraisal instead and we run both sets of numbers side by side. The Swansea team will come to you if you prefer.

The rules here
Additional HMO licensing covers Castle, Uplands, St Thomas and Waterfront wards from 14 February 2026; mandatory licensing applies to larger HMOs citywide. Every landlord must be registered with Rent Smart Wales.
No Article 4 direction on short lets found for Swansea. The Wales visitor accommodation register opened 1 October 2026; existing providers must register by 31 March 2027. The 182-night business-rates test applies.
Places we know in Swansea
SA1 and the Marina
Waterfront flats close to the Arena, let to professionals on long lets or run as short stays around events and summer weekends. Second homes here pay Swansea's 100% council tax premium if they miss the 182-day test.
Uplands and Brynmill
The student heart of the city, with Swansea University's Singleton campus on the doorstep and most houses let by the room. Additional HMO licensing has applied in Uplands ward since 14 February 2026.
Sketty and Killay
Family houses and lets to staff from Singleton Hospital, with three and four-beds that rent above £1,250. This is where the £150 cap starts saving landlords money.
Mumbles and Gower
Holiday cottages and seafront flats that fill from Easter to September and can switch to a winter let after. Gower carries most of Swansea's second homes, so the council tax premium matters here.
Morriston and Llansamlet
Steady long lets to Morriston Hospital staff, DVLA employees and families, at rents where 12% is a modest fee. Fewer short stays, fewer voids.
Neath and Llanelli
Long-let towns either side of Swansea at rents below the city average, where a percentage fee stays small and the service is the thing you are buying. Both are covered by the SA7 office directly.
Swansea landlords ask
Are you licensed by Rent Smart Wales?
Yes. Hello New Home is a Rent Smart Wales licensed agent, and the licence number is shown on our fees page. Every landlord in Wales must also be registered with Rent Smart Wales, which we check when you join us and help you complete if it is missing.
How much does full management cost in Swansea?
Full management is 12% of the monthly rent, capped at £150 a month. No VAT is added. On the Swansea average rent of £838 that is about £101 a month. Tenant Find on its own is £495, no let no fee.
Do I need an HMO licence in Swansea?
Larger shared houses need a mandatory licence anywhere in the city. From 14 February 2026, every HMO in Castle, Uplands, St Thomas and Waterfront wards needs an additional licence. Our shared-house team, hellomyroom, checks your address and manages the application.
What is an occupation contract?
It is the Welsh name for a tenancy agreement under the Renting Homes (Wales) Act 2016. The tenant is called a contract-holder and must receive a written statement of the contract within 14 days of moving in. We prepare and serve it as part of management.
Can I leave if I am not happy?
Yes. There is no lock-in on any of our services. You can end full management with 30 days' notice and there is no exit fee. Your contract-holder stays in place, and we hand the file over cleanly to you or your next agent.
