We run your flat or cottage on Airbnb, Booking.com and direct bookings: pricing from head office, guests and cleaning through your local team, compliance, statements. And because we manage long lets too, our appraisal tells you which model earns more at your address, and what it takes to run it well there: the business-rates tests, the Wales visitor register, the safety checks and insurance that covers paying guests.
Net booking revenue means what the platform pays out after its fees. We don't charge on money you never receive.
Short-let demand is seasonal and the rules keep moving. A Gower cottage that works brilliantly on Airbnb from May to September may earn more as a long let in a flat winter. A London flat full of weekend guests all summer may earn more on month-long contractor and relocation stays through the winter. A council changes a rule and the maths move again. With us, any short let can move to a longer let or a tenancy, or back, without re-onboarding, new paperwork or a new agent. Co-hosts can't offer that because they don't do long lets; high-street agents can't because they don't do short lets.
If your property has six months or more of booking history and your net owner income in the first 90 days of Full SA Management is lower than your own figures for the same 90 days last year, we refund that quarter's management fee. Conditions in writing before you sign.

Before we list, we build your calendar for the year: peak-season short stays priced by the week, month-plus contractor and relocation lets for the quieter months, and a tenancy if that wins outright. You see the plan and the net figures before you sign, and Flex Switch means the property can move between them without changing agent.
Wales has a separate use class for short-term lets (C6), and councils can require planning permission through an Article 4 direction. England is consulting on the same. Your lease or mortgage may also forbid nightly letting. We check your address.
Wales: available 252 nights and let 182 to be rated as a business rather than paying council tax (with a second-home premium if you miss). England: available 140 nights and let 70. We track it and tell you in good time if you're short.
Wales: the visitor accommodation register opened on 1 October 2026; existing providers must register by 31 March 2027, new ones before their first guest, and councils can add a visitor levy from April 2027. England: a national short-let register is on the way. We handle registration and the returns either side of the border.
Fire risk assessment, gas safety, EICR, PAT testing, and an insurance policy that actually covers paying guests. Many standard landlord policies don't. We'll put the rules that apply to your property in writing as part of the appraisal. This page is a summary, not legal advice.
Change the figures to match your property. The short-let line deducts 15% platform fees, your bills, cleaning at £45 a turnover and our 18% management; the long-let line deducts our capped 12% fee. Occupancy moves the answer more than anything else, so try a few figures.
Within two working days you'll get a written appraisal: projected long-let rent, projected short-let revenue by season from comparable local listings, your net owner income under each, and the planning, rates, register and insurance position for your address. Your local team delivers it; head office builds it.
