The cap on Andover rents
12% of rent, capped at £150, no VAT. The ONS Test Valley figures for June 2026 make the maths easy: a one-bed at the £881 average costs £106 a month, a two-bed at £1,135 costs £136, and the overall average of £1,226 costs £147. Every family house at £1,250 or above costs £150, which means a £1,500 four-bed in Picket Twenty pays the same fee as a £1,250 semi in Anton.
Tenant Find alone is £495, no let no fee: marketing, viewings, referencing, Right to Rent, the agreement and written statement, deposit registration and the inventory, then the property is yours to run. The full fee sheet is identical in every area we cover.
The Renters' Rights Act for landlords who are away
Every tenancy in England has been periodic since 1 May 2026, with no fixed term and no section 21. A tenant can leave on two months' notice; a landlord needs one of the Section 8 grounds. For a landlord on a posting the one that matters is Ground 1, moving back in yourself or housing close family: four months' notice, not usable in the first 12 months, and a 12-month bar on re-letting afterwards. We plan the dates with you before you go, not when the orders change.
The rest is routine for us. A written statement of terms before the tenancy starts, or a fine of up to £7,000. A Section 13 notice for any rent rise, once in 12 months, with two months' notice. No more than one month's rent in advance. A reply within 28 days to any request to keep a pet. And from December 2026, registration on the private rented sector database, which we complete for you.
Moving from your current agent
If the house went to an agent in a hurry and the agreement is not what you would sign today, we take it over without disturbing the tenant. We serve notice on the agent, transfer the deposit and the file, check the certificates and the written statement against the Act, and our Local Partner meets the tenant at the door. Whatever is missing, we tell you before we start.
Next step: the free rent review
Send the address through the free rent review. Within one working day you have a realistic rent based on current lets in your part of Andover, a written comparison of our capped fee against what you pay now, and a note of anything the Renters' Rights Act requires that your current paperwork lacks. If you are leaving soon, say so and we work to your date.

Andover landlords ask
Is £150 a month the most I will ever pay?
For full management, yes. The fee is 12% of rent until it reaches £150, and never more, with no VAT added. Renewals, inspections and notices carry no extra charge. The only costs on top are the property's own, such as a gas safety check or a repair.
Can you manage my house while I am posted abroad?
Yes. Our Local Partner does the inspections and the tenant visits in person; head office handles rent, repairs and compliance and sends your statement by email. Payments reach you anywhere. Tell us your dates and we build the plan around them.
What notice does a tenant have to give in England now?
Two months, under the periodic tenancy rules that came in on 1 May 2026. If a tenant leaves, we remarket straight away and our Local Partner runs the viewings so the void is as short as we can make it.
Do you protect the deposit?
Yes. Head office registers the deposit with an approved scheme within 30 days and serves the prescribed information. The deposit is capped at five weeks' rent under the Tenant Fees Act, and the holding deposit at one week.
What happens if the tenant stops paying?
We chase from the first missed day and keep you informed. If arrears reach three months, Ground 8 allows possession with four weeks' notice, and we handle the notice. A rent guarantee product is available as an add-on for landlords who want that cover.
