What full management includes

  • Photographs, listing on Rightmove, Zoopla and OnTheMarket, and accompanied viewings.
  • Referencing through Vouch or Goodlord, the written occupation contract and the written statement served within 14 days.
  • Deposit protected within 30 days and the holding deposit kept to one week's rent, as the Renting Homes (Fees etc.) (Wales) Act 2019 requires.
  • Move-in inventory, rent collection and arrears chasing from the first missed day.
  • A repairs line answered 24 hours a day. A boiler failure in Sketty at 11pm gets a plumber, not a voicemail.
  • Quarterly inspections with a written report and photographs.
  • A compliance calendar for gas, electrical, EPC, smoke and carbon monoxide alarms and licence renewals.
  • An annual rent review and a year-end statement for your accountant.

The fee, worked out on Swansea rents

12% of the rent, capped at £150 a month, nothing added for VAT. The ONS put the Swansea average at £838 in May 2026, so a typical managed property costs about £101 a month. A £1,100 three-bed in Killay costs £132. Anything letting at £1,250 or more costs £150, whether it is £1,250 or £1,800.

If you only want the let done, Tenant Find is £495 with no let, no fee: photographs, portals, viewings, referencing, the occupation contract, deposit registration and the move-in inventory, then the file is yours.

There are no renewal fees, no inspection fees and no charge for serving notices. The fee sheet lists everything.

The Welsh paperwork we do for you

Since 1 December 2022 every let in Wales runs under the Renting Homes (Wales) Act 2016. Your tenant is a contract-holder and the agreement is an occupation contract. We issue the written occupation contract, give the written statement within 14 days and keep a signed copy on file.

Rent rises go on form RHW12 with at least two months' notice and no more than once a year. A section 173 no-fault notice needs six months and cannot be served in the first six months of the contract; if you need the property back, we tell you the earliest honest date rather than the one you were hoping for.

The property side is on the same calendar: an annual gas safety check, an electrical report every five years, mains-powered interlinked smoke alarms on every storey and a carbon monoxide alarm wherever there is a gas, oil or solid-fuel appliance. The EPC must be band E now and band C by 1 October 2030, and we flag the work needed well before then.

Moving a tenanted property to us

If your property in Uplands or Morriston is already let through another agent, you do not have to wait for the contract-holder to leave. We serve your notice on the current agent, collect the deposit and the file, check the occupation contract and certificates against the Act, and introduce ourselves to the contract-holder in person. For them, the only thing that changes is the repairs number.

If anything in the file is missing, a written statement that was never served or an EICR that is out of date, we tell you first and fix it second. We do not describe a property as compliant until we have inspected it.

Your next step: a free rent review

Request a free rent review with the address and your current fee. Within one working day the Swansea team calls back with a realistic rent based on current lets on your street, your Rent Smart Wales position, and a written comparison of what you pay now against 12% capped at £150. There is no obligation and nobody from the office will keep ringing.

Questions

Swansea landlords ask

What does 12% capped at £150 a month actually mean?

You pay 12% of each month's rent until that reaches £150, and never more than £150. On an £838 rent the fee is about £101. On a £1,500 rent it is £150. There is no VAT added to any Hello New Home fee.

Do you handle Rent Smart Wales for me?

We are the licensed agent, so you do not need your own licence while we manage the property. You still need to be registered as a landlord with Rent Smart Wales, and we check that at onboarding and help you complete it if it is missing.

How much notice does a contract-holder get in Wales?

A section 173 no-fault notice needs at least six months and cannot be given in the first six months of the occupation contract. Where there is a breach, such as serious rent arrears, shorter notice routes apply. We advise on the right notice for your situation.

Can you take over a property that is already let?

Yes. We give notice to your current agent, transfer the deposit and file, check the paperwork against the Renting Homes Act and meet the contract-holder in person. The contract-holder stays, and the only change for them is the repairs number.

Is there a minimum term?

No. Full management runs month to month and you can end it with 30 days' notice. There is no exit fee and no charge for handing the file to you or another agent.
