Airbnb and short-let management in Swansea

Some Swansea flats earn more as short lets. Some do not. We run long lets and short lets from the same office, so our free appraisal shows your property both ways, net of platform fees, cleaning, utilities and management, before you decide. If the short let wins, Full SA Management is 18% of net booking revenue and we handle pricing, guests, cleaning and the Welsh rules. If the long let wins, we say so and manage that instead.

  • Full management 12%, capped at £150 a month
  • No lock-in, 30 days' notice
  • No VAT on any fee

Where short stays work in Swansea, and where they do not

Short-stay demand here has three engines: the Arena and the waterfront for SA1 and the Marina, Gower and Mumbles for summer and bank-holiday weeks, and the university and the two hospitals for stays of a few nights to a few weeks. The city has no 12-month season, and we price for the one it has.

A two-bed in SA1 with a Marina view, five minutes from the Arena, can book well through spring, summer and event weekends and should expect a quieter January. A Mumbles or Gower cottage fills from Easter to September and may do better as a winter let after that. A student-area house in Brynmill is usually worth more as a long let or a shared house, and we say so rather than list it.

What we charge and what you keep

  • Full SA Management, 18% of net booking revenue: dynamic pricing, guest vetting and messaging 24 hours a day, cleaning and linen coordination, restocking, maintenance, reviews, a monthly owner statement and the 182-day tracker. Cleaning is passed through at cost.
  • SA Co-Host, 12%: pricing, guest communication and the listing only; you run the cleaning. For owners who only want the hard part taken away.
  • SA Launch, £495: photography, Airbnb, Booking.com and direct-booking listings, pricing rules, house manual, smart-lock and noise-monitor advice, and the compliance pack. Waived with 12 months of Full SA Management.

No VAT is added to any of it, and there is no 12-month minimum: 30 days' notice, no exit fee.

The Welsh rules for a short let, in plain words

Wales treats short lets differently from England, and the appraisal puts the position for your address in writing.

Business rates or council tax. A Welsh holiday let is only rated as a business if it is available for 252 days and actually let for 182 days a year. Miss that and it pays council tax, and Swansea charges a 100% premium on second homes, with most of them in Gower, Swansea West and the Marina. Our 182-day tracker tells you where you stand every month.

The register. The Welsh visitor accommodation register opened on 1 October 2026. Existing providers must register by 31 March 2027 and registration is free. We do it as part of SA Launch.

Safety. A fire risk assessment, gas and electrical certificates, PAT testing and an insurance check sit in the compliance pack. It is the checklist we work to, not legal advice.

Flex Switch: when the numbers change, the property moves

A Gower cottage might be a holiday let from April to September and a six-month winter let after. A Marina flat might run as a short let until a contract-holder appears at the right rent. With us it is the same agent, the same statement and no re-onboarding either way. A co-host working from a laptop in another city cannot offer that; a high-street agent will not touch the short-let half.

Your next step: a free short-let appraisal

Ask for the free short-let appraisal and tell us the address. You get two columns, long let and short let, net of every cost and using Swansea occupancy rather than a national average, plus the 182-day and register position for your property in writing. If you would rather start with the long-let figure alone, the free rent review gives you that within one working day.

Questions

Swansea landlords ask

How much does short-let management cost in Swansea?

Full SA Management is 18% of net booking revenue, with cleaning passed through at cost. SA Co-Host, where you run the cleaning, is 12%. SA Launch is £495 and is waived with 12 months of Full SA Management. No VAT is added and there is no 12-month minimum.

Do short lets in Swansea book outside the summer?

SA1 and the Marina book around Arena events and the waterfront through the year, and the university and the two hospitals bring stays of a few nights to a few weeks. Gower and Mumbles fill from Easter to September and can switch to a winter let after. We price by season rather than pretend January is July.

What is the 182-day rule?

A Welsh holiday let pays business rates only if it is available for 252 days and actually let for 182 days a year. Otherwise it pays council tax, and Swansea adds a 100% premium on second homes. Our tracker reports your night count every month.

Do I have to register my holiday let in Wales?

Yes. The Welsh visitor accommodation register opened on 1 October 2026. Existing providers must register by 31 March 2027, and registration is free. We complete it as part of SA Launch.

Will a short let always earn more than a long let?

No. A Marina flat near the Arena often does; a house in Brynmill or Morriston usually does not. The free appraisal shows both figures net of every cost, and if the long let wins we manage that instead.
